Recent news posted stating that JP Morgan was hiring 1200 loan officers at locations all across the nation. Their name may be familiar because when the real estate market first started to crash, JP Morgan purchased mortgage lending giant Washington Mutual for a fraction of their worth with tax payer money. Ringing a bell yet? I thought that it would.

Also on their procurement list was fellow Wall Street bank, Bear Stearns, who was denied a bailout by Goldman Sachs Fed Reserve Head, Ben Bernanke and buddy Hank Paulson.

JP’s main strategy states that the new loan officers will be strategically placed across the nation and will work from local loan hubs and banks. The confusing part is the reasoning for the hiring decision. With the stated justification being that the real estate market could be turning around and beginning to show signs of improvement, JP Morgan simply wants to be in the best possible position for the home loan clientele. That is not an exact quote but you get the idea.

It all begs the question as to what news is they basing their decisions on? Any particular week, the unemployment figures loom and swell to larger levels than the previous week? That does not make any sense to me, unless they know something not many other people do.

To get to the heart of the matter, I will make my main point. JP Morgan and Goldman Sachs have both been waiting to start lending again to maximize their own profits at the expense of the American consumer and home buyers and sellers expense.

As irrational as this decision seems to be, moves like this frequently predicate an unseen change to the vast majority of ignorant and uneducated onlookers, but to the real big players they tend to indicate a possible turn around in the real estate market for our nation!

Is A Reverse Mortgage A Good Thing??

If you have already heard the term reverse mortgage, it still sounds like a strange thing. If this is the first time you are hearing the term, it will probably sound like some kind of shady deal. Reverse mortgages are becoming more and more popular these days, but are they scams or are they legitimate?Is it really possible to sell your house back to the bank and still retain the deed to it? Will the bank really pay YOU the mortgage payments? Let’s review what a reverse mortgage is so these questions can be answered.

The name is somewhat misleading. A reverse mortgage is a loan that is structured like a mortgage, with YOU as the lender and the BANK as the buyer. In the U.S., homeowners wanting to initiate a reverse mortgage must be at least 62 years old, and own all or most of their home. These backwards mortgages are usually performed through a bank or broker. The homeowner essentially sells his or her house to the bank, in return for receiving periodic mortgage payments. Sometimes the payments can be structured as a lump sum, line of credit, or a combination of the three methods.

So what are the benefits to a reverse mortgage? It provides a constant and dependable stream of retirement income. Most retirement plans such as 401(K) or Individual Retirement Accounts (IRA) generally increase in value, but are still tied to stock market. The amount of money they provide during retirement can vary. A reverse mortgage can supplement a senior citizen’s income. The amount depends on the homeowner’s age, equity of the house, interest rate on the loan, closing fees, and a few other factors.

One very common myth about the reverse mortgage is that the bank eventually takes ownership of your house. This is not true! The deed remains in your name throughout the entire term of the process. However, interest is added to the pricipal of the loan for the life of the loan.

The homeowner can remain living in the house during the entire term of the reverse mortgage. The loan becomes due when the homeowner moves out, or becomes deceased. At those times, the survivors/heirs can repay the loan themselves if they want to keep the house. They can also sell the home and repay the loan plus the interest in full. The money paid to the homeowner as mortgage payments must be repaid to the lender when the loan becomes due.

These mortgages can provide much needed financial support during retirement. It is a time when medical costs are likely to increase, as well as unexpected costs can creep up. Use a reverse mortgage to help yourself to gain the financial security in retirement that you worked so hard to achieve.

Filing For Bankruptcy To Stop Foreclosure

If you fall behind on your payments again after you have gone through a chapter thirteen bankruptcy, it is very unlikely that you will be able to save your home.

You should speak with an experienced bankruptcy attorney before filing for chapter thirteen bankruptcy reorganization. An attorney who has handled many bankruptcy cases will be able to explain how bankruptcy works and advise you on whether it is likely to help you with your situation. Make sure you select an attorney who has done a lot of work with bankruptcy and foreclosure.

Not everyone will benefit from bankruptcy reorganization, but depending on your circumstances it could be your best option for stopping foreclosure on your home. What Are Home Owners Rights during Foreclosure

Home foreclosure is one of the greatest fears of families due to debt. Even though this is true we often take our bills for granted in favor of our credit cards. If I fail to pay my mortgage can I get kicked out of my house?

The short answer: No they cant. you can only be removed via a court order. (And that means time for court procedures to take place.)

How long does the foreclosure take before they take my house?

Well depending on how hard the lender pushes the case, it can take as long as six months.

After the foreclosure process do I have to get out of the house?

No you don’t have to. After the foreclosure auction ends the ownership will be transferred from you to the highest bidder. You will become a tenant of the house. The new owner must also follow legal procedures before he or she can evict you out of the house.

What would make a stock rise so much? The whole point of investing in stocks is to choose one that has the greatest chance of a rising share value. Don’t we all look for a stock that we could buy for $10 and later on sell for $300 per share? Well, how can we proceed to accomplish such a feat?

So if the company does well, its stock will go up in price and if the company does poorly its stock will go down in price. Buying a stock is essentially buying a small piece of the company and its future potential for growth and profits.

Now why does the stock goes up and down with the performance of the company. Actually the real force behind the stock rise and fall is the market place. The marketplace is in fact buyers and sellers, individuals and organizations that want to buy stocks or sell them.

If there are more buyers of the stock, its value will go up and if there are more sellers in the market, the stock price goes down. This buying and selling of stocks can only take place in exchanges like the New York Stock Exchange and over the counter markets like NASDAQ.

Now it doesn’t mean that if the company does well and is showing good profits and earnings, its stock price will go up. Sometimes you will find that the company does well and is posting good quarterly earnings but still its stock price goes down. What’s the reason behind this?

In reality the price of stock depends on the investor’s expectations. The price of a stock goes down because there are more sellers than buyers. So why is it so? The stock price does not go up or down just based on the company’s present performance. Stock price goes up and down because of what the buyers and sellers expect will happen with the company in the near future.

This was what can happen in the short term. In the short term no one can really predict the behavior of the market with a degree of accuracy. However, the performance of the stock and the performance of the company over the long term have a logical relationship. In the short term, the behavior of the stock price is irrational and it can behave in crazy and illogical ways.

The bottom line is don’t worry about the short term gyrations of the stock price. Focus on finding companies that are strong, well positioned in the right industries and have solid fundamentals like a good management, good product, good service, growing industry, rising sales, increasing profits and so on. Picking a stock doesn’t happen in a vacuum. Understanding the company’s industry and the overall economic environment is critical to stock picking process. Sometimes the industry and the economy matters more than the company.
