Is A Reverse Mortgage A Good Thing??

If you have already heard the term reverse mortgage, it still sounds like a strange thing. If this is the first time you are hearing the term, it will probably sound like some kind of shady deal. Reverse mortgages are becoming more and more popular these days, but are they scams or are they legitimate?Is it really possible to sell your house back to the bank and still retain the deed to it? Will the bank really pay YOU the mortgage payments? Let’s review what a reverse mortgage is so these questions can be answered.

The name is somewhat misleading. A reverse mortgage is a loan that is structured like a mortgage, with YOU as the lender and the BANK as the buyer. In the U.S., homeowners wanting to initiate a reverse mortgage must be at least 62 years old, and own all or most of their home. These backwards mortgages are usually performed through a bank or broker. The homeowner essentially sells his or her house to the bank, in return for receiving periodic mortgage payments. Sometimes the payments can be structured as a lump sum, line of credit, or a combination of the three methods.

So what are the benefits to a reverse mortgage? It provides a constant and dependable stream of retirement income. Most retirement plans such as 401(K) or Individual Retirement Accounts (IRA) generally increase in value, but are still tied to stock market. The amount of money they provide during retirement can vary. A reverse mortgage can supplement a senior citizen’s income. The amount depends on the homeowner’s age, equity of the house, interest rate on the loan, closing fees, and a few other factors.

One very common myth about the reverse mortgage is that the bank eventually takes ownership of your house. This is not true! The deed remains in your name throughout the entire term of the process. However, interest is added to the pricipal of the loan for the life of the loan.

The homeowner can remain living in the house during the entire term of the reverse mortgage. The loan becomes due when the homeowner moves out, or becomes deceased. At those times, the survivors/heirs can repay the loan themselves if they want to keep the house. They can also sell the home and repay the loan plus the interest in full. The money paid to the homeowner as mortgage payments must be repaid to the lender when the loan becomes due.

These mortgages can provide much needed financial support during retirement. It is a time when medical costs are likely to increase, as well as unexpected costs can creep up. Use a reverse mortgage to help yourself to gain the financial security in retirement that you worked so hard to achieve.

3 Ways to Improve Your FICO Score

It used to be that “people” made decisions about your credit worthiness. You knew your banker and your handshake was all the collateral you needed. Those days are long gone, and now a single number – your FICO score – determines your credit worthiness.

Several credit models can be used for this article, however we are going to focus on the Fair, Isaac Company model. Better known as FICO.

A FICO score is one of the main factors used to determine your interest rate and the amount of a loan you will be offered. A good score makes you a more attractive loan then say someone who has a less then stellar credit history.

Getting and improving your credit score is not hard at all, just takes time. Here is a tip or two that will help you improve and increase your score.

FIRST: Get a copy of your Credit History

You may not have a credit history for several reasons. Maybe you?re a student, maybe you pay all your bills with cash, maybe you have never needed a loan for anything. All this will have an effect on your history.

An easy way to improve your credit history is to get a loan and pay it off onetime. A loan such as a car loan (also known as an installment loan) is generally looked at as more important, and given more value, then a credit card loan.

Another way to acquire a better credit history is to take $1000 and open a 6 month CD account at a financial institution. Now, get an installment loan for $1000, using that CD as collateral. Now, here’s the trick. Take the $1000 loan, and open another 6 month CD account at another institution. Take another loan for the $1000 at the second institution. Do this one more time.

In the end you have 3 loans. Pay the minimum payments for 6 months…then cash out the CD’s and pay off the loans in full. Now you have a credit history.

SECOND: Maintain Your Good Credit History

Ok…now you have a good history. No major debt…now to keep the FICO as high as you can.

Make sure you don’t close your old accounts. (Unless of course they charge you a fee of some sort to keep it open.) Part of your credit score is based on the amount of credit available vs. amount used. If you close old accounts you may impact this part of your credit.

Here is a thing to think about. Paying off your credit cards every month is good money management, but you may be able to improve in this area. Here’s the scenario: you have a $2000 credit card. Every month, you charge about $1800 to that card. And, every month you pay it off. But here’s what happens – your credit card company reports your credit information monthly to FICO. If they report it before you pay off your card, it looks like you carry a balance on your credit card every month. You may find your FICO score improves if you pay off your credit card at a different time of the month.

THIRD: Fix your bad credit

For whatever reason, if you have a poor credit history, there are things you can do to improve your score. Some of them take time, and you will probably be best served by talking to a credit counselor to be sure that you not only repair your credit history, but also eliminate what caused that poor credit history in the first place.

Your credit history is the most important part of your FICO score. You need to start paying your bills on time. The value of your bills is as follows. Mortgage first, followed by installment loans, then credit cards.

The next largest factor on your credit is how you have used it. You can improve it by paying off your credit cards.

One final thing to look for is errors in your credit report. Get a copy of your credit report from all three primary agencies, and look at all the entries. You can find the agencies here: experian.com, equifax.com, and transunion.com. If there are any errors, start the process to have them removed. Call your creditors – sometimes they will remove negative information.

Debt Collection And The Statute Of Limitations

Many people are made very aware that they have a debt that is being pursued by a collections agency, yet few know exactly how long collection agencies can go after that debt. Debt Collectors are guided by what is called the Statute of Limitations.

There will be a lot of different types of trading discussed when a person enters ETF. One of the often discussed types of trading is ETF Trend Trading. If you have taken a course or read about ETF trading, you already know that to be successful you need to do a technical analysis of a sector. This and other historical information helps you to spot patterns and trends in the sector in which you are trading.

When people begin to look at ETF trading they usually will read books, take some courses, and get information from successful traders. In all of this information there will be one theme that will make a trader successful. That is to do a technical analysis and historic data collection on the sector that is going to be traded. You do this to spot trends and patterns. When a trend starts, you jump in. When the trend reverses, you get out.

There are different types of trends that a technical analysis can be used for. When a person does a three to five year analysis on a section they are focusing more on the short term. A technical analysis using historical data of one to three years is going to show only trends that occur in that time frame. When a person is going to use short term trends as their primary indicator, they will need to move very quickly in creating a long position when the trend rising or short when the trend is dropping and get out quickly when there is a blip on the screen. Employing only short term trending may prevent a person from seeing trends that occur within a longer time period.

Intermediate term trends are the trends that occur within a long term trend. When analyzing trends, if the reason for an intermediate trend can be effectively identified, and a pattern found, there is a significant opportunity to make gains on those blips that occur in the sector.

Successful traders do not act without some background information on the sector in which they are trading. When a person hops in and out of trades without doing the research that is required to be effective, they may have some wins. But, they will have more lost opportunities than a person who knows when a trend is going to reverse and can take proactive steps before it starts to free-fall.

There are opportunities for individuals with long term ETFs to take advantages of trend trading as well. Even long term ETFs reverse course. If a person has done the analytics on a sector over a thirty year period and sees when the trend is going to reverse, they can take appropriate action before losing assets on the sector they are involved with.
